Development Potential Appraisals
I assess sites against planning policy, check planning history, get an understanding of the general context of the site and take into account any known nuances of the particular Local Planning Authority, in order to provide a detailed appraisal of both the positive aspects as well as issues, constraints and potential risks which may affect the development potential of the site.
Planning Advice & Strategy
Clear and concise advice can be provided early in the planning process, so that the most appropriate way of negotiating the planning system can be established early preventing delays in the future.
Pre Application Advice
Engagement with Local Planning Authorities prior to the submission of a formal planning application can be undertaken to ensure that the final scheme stands the best possible chance of being validated quickly and gaining planning approval.
Planning Applications
The preparation and submission of various types of applications including: full, outline, reserved matters, permission in principle, technical details consent, variation of planning conditions, lawful development certificates and prior approvals. I will coordinate supporting documents and liaise with the Local Planning Authority to ensure successful validation and then manage the process through to determination.
Planning Supporting / Green Belt Statements
Clear, concise and persuasive statements can be prepared to ensure that a strong and solid case is presented to the Local Planning Authority.
Planning Appeals
I prepare and submit planning appeals to the Planning Inspectorate.
Third Party Letters
The preparation of letters either in support of or in objection to a specific planning application.

Our planning expertise spans a wide range of residential, commercial and specialist developments across the North West and beyond. Recent projects have included securing approval for a biomass-related chimney extension at a manufacturing facility in Keighley, preparing successful planning statements for the conversion of a town centre retail unit into a training centre, and providing strategic advice on the prospects of obtaining permission for new dwellings within existing residential plots.
We have also represented clients in more challenging planning matters, including preparing objection submissions against inappropriate Green Belt development proposals in Bolton, which ultimately resulted in the application being refused. Our experience extends to retail planning, where we have prepared sequential assessments to support new retail developments, as well as heritage and planning statements for extensions within conservation areas and open countryside locations.
For larger-scale developments, we have prepared planning and heritage statements for major residential schemes in Darwen and produced reserved matters planning statements for a number of significant housing developments across Lancashire, helping clients navigate the planning process and achieve successful outcomes.
